ZOM Rosewood

ZOM Rosewood, L.P. is being formed to develop a 35-unit luxury urban rental community in Dallas,
Texas. ZOM Rosewood will be developed on two adjacent parcels, nestled in the prestigious
Uptown/Crescent area, near the Dallas Central Business District. ZOM Rosewood will offer a
mixed product; 317 units will be housed in a five-story mid-rise building with four floors of
apartments atop one level of parking. A smaller building pod on an adjacent parcel will contain
an additional 18 ultra-luxury units, with below grade parking, and elevator access. The project
will offer 26 floor plans, ranging from spacious one-bedroom to three-bedroom villas with private
courtyards. With many living units having spectacular views of the downtown Dallas skyline, the
French Provincial inspired design elements will combine to create a unique and highly desirable
in-town living address. The $14 million equity offering of limited partnership interests are
being marketed through ZOM Holland B.V.
ZOM Cityplace, L.P.

This ZOM limited partnership will develop The Waverly at Cityplace, a 218 unit luxury high-rise apartment community in Dallas, Texas. The 2.83-acre site is located in "Uptown", immediately west of the Central Expressway, at the corner of McKinney Boulevard and Blackburn Street. The Uptown area is an increasingly desirable urban residential setting, with an abundance of restaurant, entertainment, retail venues, and established employment centers. The Waverly at Cityplace will offer a new and innovative mixed product design consisting of 218 total units, featuring a twenty (20) story high-rise tower, consisting of 137 units, surrounded by four (4) story elements, featuring two levels of 2 story mezzanine loft apartments. At street level, 25,000 square feet of retail space will be incorporated. These design elements will combine to create a unique and highly desirable in-town living address. Unit deliveries are scheduled for 4th Quarter 2004. The equity offering of limited partnership interests in ZOM Cityplace, L.P. was marketed through ZOM Holland B.V. and completed in mid-2003.
